It’s that time again! The latest Southwest Florida real estate numbers are in, and I’ve got your monthly look at what’s happening in our local market.
Whether you’re thinking about buying, selling, or just keeping tabs on the value of your little piece of paradise, it’s always good to know what’s happening right here in our backyard.
Southwest Florida Market Perspective
September marked the 16th consecutive month of year-over-year gains in closed sales, although the 1.2% increase was modest compared to many of the gains reported in the preceding months. Still, the month’s 1,717 closings were the most for September since 2023.
New listings increased 3.4% year-over-year, with 2,769 properties entering the market. As of September 30, inventory stood at 10,802 listings—down 15% year-over-year but up 1% from August. Months of supply declined 15% year-over-year to 5.17, signaling tighter listing inventory.
Key Points for Sellers
- Buyers are buying: September marked another month of increased sales.
- Get ahead of the competition: Take advantage of steady sales and limited inventory.
- Pricing matters: Strong sales don’t eliminate the need for realistic pricing.
Key Points for Buyers
- Get ahead of the crowd: Buy before seasonal demand brings more competition.
- Choices still abound: Inventory has tightened, but attractive options remain.
- Be ready, not rushed: Prepare now to make confident decisions.
Market conditions vary widely by location, property type, and price range, making experienced local guidance from a professional Realtor® especially valuable.
Through September 2026, John R. Wood Christie’s International Real Estate remains Southwest Florida’s leader in sales volume, listings sold, and transactions.
Sincerely, Mark
